I walked this between Houghton-le-Spring and Sunderland. It was a walk of two halves. The first section was through fields, pastures and some woodland to the A19. There was only one short section where it was overgrown. After the A19 you are on a shared cycle path riht into the City Centre. A really nice walk.

A very enjoyable walk making maximum use of open countryside and off-road urban paths. I do not think the off-road proportion could be improved without adding greatly to the distance. On the day the ground was frozen but in some places it was fairly rough and may well be very muddy in other conditions.
The route was easy to follow using the GPX file with one small exception.
I could not find entry to Kirk Lee Park at 345498. I entered at 346498 and investigated the west end of the park for an exit without success.
Comments on route:-
At about 359518 the path crosses a small stream. Turn left beyond it along field edge to meet path along A19 boundary fence.
At A19/A690 roundabout cross carriageways with care especially at roundabout exits. Cross to far side of B1286 and follow pavement on north side of road to bear left onto tarmac path near traffic light crossing Photo 10.
Note exit from underpass under A690 roundabout (The Barnes) at 385555 is on the East side. Route 70 signs are useful in locating onward route in case of difficulty
A possible alternative route early on but not investigated would be to continue eastward at Field House Farm (351501) to 368506 and turn north to join original route at 365525.
