22 Jun 2021I did this route starting in Woburn and, as the previous reviewer indicated, this is a really nice route except for the problem getting across the motorway. The first part of the route takes you through the lovely Woburn estate and deer park to the edge of Eversholt. A short bit of walking on quiet roads then leads to a period walking along farm driveways between hedgerows and beside fields to Tingrith. The road through Tingrith (a very pretty village) is quiet and has verges and pavements. On the far side of the village is where there is supposed to be a footpath to the motorway and beyond. I tried to find it but there seems to be a house built on it and I spoke to the farmer and he was not aware of it - egged on by him I took a path to the south to get over the motorway further along but I do not recommend it but will suggest alternatives below). Once you get over the motorway there are footpaths beside fields to Priestley Farm and then on to the outskirts of Flitwick where it is a short walk along roads to the station. A varied walk through nice countryside and generally very easy walking. There are no stiles, but there are a few tall double gates that would be challenging for pushchairs and wheelchairs - and cycling is not allowed in the Woburn estate. You can get coffee at Priestley Farm shop and the route ends up opposite the Swan pub in Flitwick where there are other refreshment options as well.
There are two ways to resolve the motorway issue as far as I can see. The simplest is to just continue on the road out of Tingrith follow it under the motorway and then turn right and follow the road and pick up the original route taking the footpath on the left to Priestley Farm. An alternative which would be a bit longer uses an earlier footpath out of Tingrith in a southerly direction to go meet a path which goes over the motorway and from there a mix of footpaths will also bring you to Priestley Farm - I used some of those on my diversion but not all. I will upload this possible alternative route but it will still need verifying.

09 Jun 2021I walked most of this route in the direction Flitwick to Woburn, joining at Redcaps. The route is largely excellent, mostly well marked and good paths. The only issue is the crossing of the M1. The route follows a footpath marked on the OS map that connects Tingrith to Redcaps, however I could find no path that crosses the field and goes under the M1. Instead we had to detour north along the field edge and climb a gate to join the road which then passes underneath the motorway.
